This project is the adaptive re-use of an industrial loft building into a residential building containing 188 duplex apartment units, along with commercial and recreational spaces. While its massive fireproof construction limited architectural changes, its desirable location was a mandate for redevelopment.
Faced with floors 100 feet deep, SBJGroup designed units organized around full height spaces modulated by open mezzanines, providing flexible utilization of the space. The lobbies, hallways, roof terraces and associated public areas are planned to create an architecturally rich environment. This approach also encompasses the development of a landscaped mews at the rear of the building on which face 13 maisonettes.
Above the original cornice line, overlooking the city, is an extensive multi-level recreational facility with restaurant and health club, including a swimming pool. Much of the building's hot water is supplied by a 6,000 sf array of solar collectors.
