96+Broadway is a 23-story building with 131 condominium units and retail located at 250 West 96th Street on the Upper West Side of Manhattan. As the Executive Architect, SBJ Group collaborated with designer Thomas Juul-Hansen, LLC to create an elegant building featuring a Jura gray limestone façade, loftlike windows with fluted metal panels, and generous setback terraces and roof terraces.

The interiors are spacious and luxurious, with open-plan living rooms, extra-wide European white oak flooring, kitchens with Italian- crafted cabinetry and Sub-Zero and Wolf appliances, and primary baths with heated herringbone-patterned floors and Waterworks fittings.

The building offers a wide range of amenities, including an attended double-height lobby and ground-level courtyard, an indoor saltwater pool, a spa suite, a fitness center with Pilates room, a regulation squash court with basketball hoop, a music practice room with piano, keyboard, guitars, and drum set, a children’s playroom, an entertainment lounge, a sunken terrace at basement level, and a rooftop terrace with outdoor cinema, outdoor kitchen, lounge seating, and stunning views of the Manhattan skyline and the Hudson River.
